SWMLS becomes one of the first MLSs in the nation to embed forensic identifiers into every distributed listing, giving brokers traceable, defensible protection against unauthorized use.
Southwest Multiple Listing Service (SWMLS) today announced a strategic partnership with SourceRE to overhaul how its MLS data is distributed, licensed, and protected. The partnership brings SWMLS onto the SourceRE Data Marketplace for governed vendor licensing and API access, while also deploying SourceRE’s proprietary Data Dye™ forensic tracking technology to safeguard SWMLS listing data against unauthorized use.
The move makes SWMLS one of the first MLSs in the country to embed invisible, vendor-specific forensic identifiers directly into the listing data it distributes. If listing data leaves an authorized channel, SWMLS will know and have the evidence to act.
Protecting What Belongs to Brokers
For decades, MLSs have distributed data through fragmented, manual processes with little traceability into how that data is ultimately used downstream. Listing photos and details routinely surface on sites that have no licensing agreement with the originating MLS, and tracing them back to a specific feed has been nearly impossible. The cost of that gap falls on the brokers and agents whose listings are scraped, repurposed, and monetized without consent.
Equally important is the security layer this partnership introduces. Data Dye™, SourceRE’s proprietary forensic tracking system, embeds invisible, vendor-specific identifiers into listing data distributed through each vendor feed. If listing content appears on an unauthorized site or platform, Data Dye™ can trace that content back to the exact feed it originated from and automatically log the violation. The system runs continuously, monitoring the internet for matches and providing SWMLS staff with detailed evidence packages, including the originating feed, the unauthorized location, and screenshot documentation. Data Dye™ comes standard with every SourceRE integration at no additional cost.
“Our data is our most valuable asset, and we have a responsibility to our members to know exactly where it goes, how it’s being used, and to maintain its integrity,” said Teri Hatcher, President of Southwest Multiple Listing Service. “SourceRE gives us a modern distribution platform and, with Data Dye™, the forensic visibility to hold partners accountable. This is about taking real, measurable steps to protect what belongs to our members.”
A New Standard for Data Distribution
Alongside the security deployment, SWMLS is centralizing its vendor data distribution through the SourceRE Data Marketplace, a governed, RESO-certified platform that consolidates licensing agreements, vendor onboarding, billing, and compliance into a single environment. Vendors gain streamlined access to SWMLS data through standardized APIs. SWMLS retains full authority over who receives its data and under what terms.
“MLSs shouldn’t have to choose between efficient end-to-end distribution and rigorous
data security. With the SourceRE and Data Dye™ working together, they get both,” said
Joe Schneider, President at SourceRE. “We’re proud to partner with Southwest MLS and
give them full visibility and control over how their data moves through the market.”
Setting the Tone for an Industry Recalibration
The partnership comes at a moment when data sovereignty has become a defining issue across real estate. Concerns about unauthorized scraping, gray-market listing distribution, and downstream data misuse have escalated for years, while the tools to do anything about them have lagged behind. SWMLS is one of the first MLSs to close that gap with technology rather than policy alone.
